“For Sale By Owner” homes very often overpriced
No-one denies that, on occasion, you can negotiate directly with the sellers and save money. However, most buyers assume that if they buy directly from an owner they will get a lower price. Since the owners wouldn’t have to pay a commission, they could pass along their savings to the buyers. But why would they want to? Most sellers don’t take on the burden and expense of selling their own home so they can give buyers a better price. They do it to pocket more money for themselves. Ashland real estate sellers are no different!
In fact, as often as not, people selling their own homes overprice them. They’re hoping to find some “bargain-hunting” buyers who will be hoodwinked into believing they are saving money because there’s no agent involved. In addition, even if the home appears to be priced right, it may suffer from hidden defects. Buyers moving in from out of town to Ashland Oregon are the most vulnerable to assessing the value of For Sale By Owners. The home may be a steal compared to house prices in their home town, but may not be a good deal here in Ashland Oregon.

Choose a real estate agent with experience to help you!
Many buyers start their Ashland Oregon home search randomly. They see a home listed on a Ashland Real Estate site and in their initial excitement call the listing agent. Firstly, that agent is already working for the seller and cannot represent the buyer’s best interests. Secondly, you have no idea about the agent other than the fact that they have the listing. Real estate sales follow the same 80-20 rule found in most fields. Eighty percent of the agents do 20 percent of the business, and the top 20 percent of the agents do 80 percent of the business. You need a Ashland Real Estate agent with a proven track record of not just sales, but of helping buyers. Ashland Real Estate agents referred by New Quest have experience in helping buyers relocating to Ashland buy a home for the right price!

Ashland is a city in Jackson County, Oregon, near Interstate 5 and the California border, and nestled in the south end of the Rogue Valley. It was named after Ashland County, Ohio, point of origin of Abel Helman and other founders, and secondarily for Ashland, Kentucky, where other founders had family connections. It officially became a town with the name Ashland Mills in 1855. As of the 2000 census, the city had a total population of 19,522. It is the home of Southern Oregon University and the nationally renowned Oregon Shakespeare Festival.
Ashland is also remarkable for being very politically liberal. It gave the hypermajority of its vote to Democrat John F. Kerry in the 2004 Presidential election. This potentially makes it more Democratic than Portland, and more Democratic than any other city in Oregon and neighbouring Washington outside of Seattle, Washington, which cast 80.61% for Kerry compared to Ashland's 80.60%.
